Process Description:
Hard-copy zoning maps were created in the early 1960's. In 1993, ESRI automated these maps from hard-copy mylars. Upon receipt of these data sets, PCPC updated them to current status. Subsequently, the data set has been updated as changes have occurred.

These are districts in which several garden apartments or high-rise apartment buildings may be erected on large tracts. Coversion Districts--In these districts, regulations permit the conversion of residential structures to increase the number of dwelling units. A majority of floors shal have at least 700 square feel of floor area and yard space must be available for every family to be housed. Off-street parking must be provided and the total floor area in the structure must meet the ordinance specifications. For existing structures the total number of families permitted is determined by formula based on the size of the floors in the structure. Minimum lot area and width requirements, and minimum standards for yards are based on types of residential structures and number of families occupying structures.

Small Lot Housing--Prmarily intended in areas where narrow and/or shallow lots are located. Single-family detached, semi-detached, and attached dwellings permitted. No specified lot size. Lot size depends on gross floor area and height of structure. Open space is gerally required to be minimum 8 ft. dimension and in the aggregate must be 25% of the total amount of floor area in structure. Other yards a minimum of 5 ft. permitted. Such yards, however, smaller than 8 ft. are not permitted to be credited toward the required 25% open space. Commercial uses are not permitted in most residential districts, however, because in some areas limited commercial operations are conducted within apartment buildings, the zoning ordinance provides five multiple-family districts in which such uses are permitted under strict limitations. The first floors in structures containing at least 25 dwelling units may be occupied, depending on the number of residential units, but limited commercial uses having a floor area of not leass than 500 nor more than 6000 square feelt. Professional offices on the first story of buildings of five or less stories and the first and second floor of taller buildings (except for RC1 which permits no professional or commercial uses above the first floor). This is a new district which encourages the intermingling of residential, commercial, and professional uses in buildings containing 25 or more dwelling units. THe gross floor area permitted is 1, 200% of the area of the lot plus additional floor area, subject to certain conditions; the commercial and other non-residential uses may not exceed 500% of the area of the lot.

Institutional Development District-This is a district created ad intended to encourage the development of institutional uses, such as universities, hospitals, churches, and convalescent homes, in accordance with an approved plan. The plan of development must be submitted to the City Plannign Commission prior to the introduction of the Ordinance, and upon introduction, the proposed bill must be accompanied by a recommendation from the Planning Commission.
